Michelle Denny Recruitment is working alongside a client-centred construction organisation based in the heart of Diss and we’re looking for an experienced, multi-trade Projects Manager to join them on a full time, permanent basis. Salary will be £45,000 - £50,000pa, plus there’s an annual bonus with the package including a starting holiday entitlement of 25 days plus bank hols.
The Directors place their team, customers, suppliers and subcontractors at the very heart of their business; fairness and integrity is a core value for them and they would like their new Project Manager to share the same ethos.
You’ll be working with company owners directly rather than through main contractors, so your communication skills will be utilised to the full, liaising with a wide range of people as you take each project from the initial order, all the way through to final completion.
This position will be office and site based as the projects you’ll be responsible for will be located across East Anglia – you’ll be dealing with several small works projects at a time, so being organised needs to be part of your skillset.
Here is the scope of the job:
Taking file from order stage, understanding the scope and client requirements.
Preparation of management cost control spreadsheet from estimate to set-up budgets.
Producing programme of work, agreeing with subcontractors and client.
Appoint Building Control on applicable projects, submit information and liaise with them for site visits and compliance.
Develop drawings for construction phase adding building regulations elements as needed.
Negotiating with subcontractors and placing instructions.
Material schedules and ordering.
Arranging site labour.
Arrange plant required such as skips and towers.
Produce Health & Safety plan to include Method Statement, COSHH and any site-specific control measures.
Review subcontractor risk assessments & method statements for compliance and agree plan with Client and HSE
Prepare site file and instructions including drawings and technical information for site labour.
Follow through with suppliers for dates and any issues.
Site start, inductions and project briefing.
Site visits as required meeting various subcontractors on site to start them off. Visits also to check on progress against programme and quality.
Maintain progress and resolve issues as they arise.
Liaise with client keeping them fully informed at all stages (be them good or not so good!).
Manage variations with client, suppliers and subcontractors; cost variations with estimating support as needed.
Prepare interim valuations for Accounts to issue.
On completion undertake final inspection and sign off with client agreeing final account.
Complete O&M information where needed issuing to client as built drawings, maintenance instructions, testing and commissioning certificates and building control final certificates.
